THE ANX at 13 Grattan Street to Open in Q3 2017 and Offer Retail and Office Space

40,000 square feet of brand new office and retail space is being developed in the East Williamsburg/Bushwick neighborhood of Brooklyn. The building, called THE ANX, is located at 13 Grattan Street and will offer an approximately 5,000-square-foot roof deck, 15,000 square feet of ground-floor and lower-level retail space and 25,000 square feet of office space on the second, third and fourth floors. THE ANX is a sister building to THE BOGART, the premier art gallery and artist loft building in the area, and is slated for completion during the third quarter of 2017

The project is being developed by Ted and Marianne Hovivian of Bogart Lots, LLC. and is being designed by Gene Kaufman Architects PC. Andrew Clemens of Ripco Real Estate is exclusively marketing the retail portion of the building, while Ben Waller from ABS Partners Real Estate is handling the office portion.

13 Grattan Street is located in the East Williamsburg/Bushwick area of Brooklyn, between Bogart Street and Morgan Avenue. The five-story property allows its tenants to be located in an area full of creativity, with artists and galleries taking up residence in nearby industrial warehouses. The property has valuable off-site parking available for tenants and visitors. The neighborhood also offers access to a collection of hip bars and restaurants, like Roberta’s, Momo Sushi and the Swallow Café. 13 Grattan Street is also a short walk from the Morgan Avenue L train station and the J and M Flushing Avenue subway station.
