-- Developer adds to growing tenant roster at renovated, 375,000-sf, Class A office tower in heart of Forest Hills with Plaza College expansion, Child Center of NY relocation --

Muss Development LLC has signed approximately 43,000 square feet of transactions at its Forest Hills Tower in Forest Hills, Queens, adding to the diverse roster of tenants in the building following a multi-million dollar capital improvement program.

Among the new leases, Child Center of New York (CCNY) signed a long-term, 21,808-square-foot lease for the entire sixth floor. Currently located in Woodside, Queens, the agency required larger space and in a more conventional office building. CCNY will occupy its new offices in the fourth quarter.

Plaza College, which already occupies the entire second floor and a portion of the ground floor, has expanded in the building, taking the entire 21,107-square-foot third floor under a long-term agreement. With the added space, Plaza College will occupy a total of 61,107 square feet at Forest Hills Tower, which serves as the educational center’s main campus. Plaza College — which has its own private entrance — will also move into its expansion space in the fourth quarter.

William Korchak and Kyle Crennan, of Jones Lang LaSalle, represented Muss in both new leases. Gail Roseman, of Sholom & Zuckerbrot Realty LLC, represented Child Center of New York. Roy Chipkin, of CBRE, represented Plaza College.

With these new transactions, only two full floors of remaining space — 7 and 8 — are still available for lease.

Located in the heart of Forest Hills at 118-35 Queens Boulevard, Forest Hills Tower isMuss Development’s 375,000-square-foot, class A office tower, in close proximity to airports and key population centers, with easy access to all five boroughs, Nassau, Suffolk, and Westchester counties, and Connecticut. The property also includes 582 parking spaces.

As part of the new renovations, Muss is upgrading the building’s main lobby entrance, installing a new grand skylight and concierge desk, replacing all building mechanicals with new energy efficient systems, and enhancing all standard finishes on each floor.

“Forest Hills Tower continues to be an in-demand destination for a diversity of tenants seeking Class A office space in Queens,” said Muss Development Principal Jason Muss. “Our prime location provides tenants with multiple transportation options in a newly renovated, well-run property with hands-on management. Tenants appreciate the time we take to understand their operational needs and work to provide them with the best possible experience.”
