Griffin Townhouse Offers Contemporary Take on New York Classic with Five Homes in Heart of Long Island City

5/12/17

The first of five large townhouse-style luxury condos under construction in prime Long Island City have hit the market, according to Tien Vominh, principal of New York-based Ascent Development, the sponsor of the Griffin Townhouse project.

“Griffin Townhouse homes will combine the luxury and convenience of modern condo living with the space and privacy of a townhouse,” Vominh said. “These are very unique, very special homes. We put a tremendous amount of thought, care, and craft into every detail to create the ideal ‘forever’ home.”

Beyond the aesthetics of the project, Griffin Townhouse homes are Tax Class 1 properties, meaning owners will incur about one third of the property taxes for similarly priced homes in nearby luxury towers. Unlike the temporary benefits of the tax abatement programs common among newer buildings in Long Island City, the Griffin Townhouse tax advantages do not expire.

The Griffin Townhouse residences are located in the heart of Long Island City’s Hunters Point neighborhood, at 10-27 47th Road and 10-18 47th Avenue – both half a block from Vernon Boulevard and its shops and restaurants, and just three blocks to the 7 subway line and its one-stop ride to Manhattan. The homes will range from 1,547 square feet to 2,662 square feet of interior living space with each unit featuring private outdoor spaces ranging from 420 square feet to an exclusive-use backyard tallied at 1,111 square feet.

Each home features high ceilings, solid White Oak floors, and oversized windows. Marble and stone are used beautifully in the kitchens and bathrooms. The airy and bright living rooms and dining areas were designed to create wonderful venues for holidays, celebrations, and everyday living with friends and family. The vented kitchens offerMiele appliances, elegant cabinetry, U-line wine coolers, and Caesarstone Quartz countertops. The elegant bedrooms have walk-in closets and en suite bathrooms to refresh, renew, and restore your senses.

Long Island City is one of New York’s most vibrant, most convenient neighborhoods. In the midst of an ongoing resurgence that began more than 10 years ago, the neighborhood offers an abundance of shops, bars, and restaurants, including M. Wells Steakhouse, Mu Ramen, and Michelin-rated Casa Enrique. Residents of Long Island City enjoy multiple cultural attractions – such as MoMA PS1, the Noguchi Museum, Socrates Sculpture Park, and the Chocolate Factory Theater – and a variety of parks, playgrounds, and dog runs. Multiple subway lines place Long Island City just one subway stop from Manhattan. Grand Central and Times Square are just minutes away.

Halstead and Modern Spaces have been retained as co-exclusive brokers to manage sales and marketing of the buildings, which were designed by architect Jorge Mastropietro’s JMA Design Workshop.
