Jim Traynor
L&L Holding Company, LLC, one of the city’s preeminent commercial real estate owner/management companies, announced today that it has promoted Jim Traynor to vice president within the company’s acquisitions department, effective immediately. This appointment is Traynor’s second promotion within a two-year period.
In his enhanced position, Traynor will serve as project manager for 390 Madison Avenue, a fabled midtown office tower currently undergoing re-massing and redevelopment in the Grand Central area. Additionally, he will continue to focus on sourcing, evaluating, and acquiring new assets for L&L’s portfolio.
Since joining L&L as an asset management associate in 2013, Traynor has risen quickly through the ranks. Traynor, who has completed more than $1 billion in transactions at the firm, had previously been elevated to assistant vice president in December 2015.
“Jim has consistently proven himself to be a valuable member of the L&L team,” said L&L Chief Investment Officer Robert Lapidus. “His ability to execute complex transactions while also helping to unlock the value of our holding have been major assets to the firm and will serve us well as we explore new investment and development opportunities throughout New York City.”
The promotion of Traynor at L&L closely follows on the heels of two significant new hires at the company. During the last two months, L&L has appointed David Orowitz as senior vice president in the company’s development division and Adam Metzger as vice president in the acquisitions department, which expanded the company’s capabilities and expertise in all phases of acquisition, development and leasing.
390 Madison Avenue is the most ambitious re-massing of an office building in New York City history. The heart of the project centers around millions of pounds of steel and concrete being removed from the base of the building and the construction of eight new office floors on the top of the building.
The entire project team is accomplishing a total re-imagining of the 1950’s era property, which is being transformed by massive new column-free spans, high ceilings, modern infrastructure and bright, sunlit spaces thanks to a brand new façade featuring transparent, floor-to-ceiling glass.
Prior to L&L, Traynor was a Senior Consultant for Ernst & Young’s transaction real estate practice. A graduate of the University of Florida, where he earned a Masters in Real Estate, he is the founder of networking organization Coffee & Capital and a member of Robinhood P.Y.T.
