Boutique Hell’s Kitchen Condominium Building, Inkwell, More Than 50 Percent Sold

6/6/17

10 of the 18 residences at Gotham’s newest condominium project under contract

Gotham Organization, a New York City-based real estate development firm, is pleased to announce that its newest residential project – Inkwell – a schoolhouse-to-condominium designed by New York-based design firm AvroKO – is more than 50 percent sold. Located in the heart of Manhattan’s bustling Hell’s Kitchen neighborhood, 10 of the building’s 18 residences have signed contracts. Closings are scheduled to commence later this month, with the remaining units ready for immediate occupancy. Brown Harris Stevens Development Marketing, led by broker Lisa Lippman, are exclusively handling the marketing and sales for the project.

The five-story, pre-war brick buildingconsists of 16 two-bedroom residences, ranging in size from approximately 1,200 to 1,400-square-feet with prices starting at $1.78 million. There are also two three-bedroom residences comprising approximately 2,000-square-feet. The three-bedroom residences include private gardens and start at $2.8 million.

“The sales velocity at Inkwell is a true testament to the high quality design, craftsmanship and dedication to preserving its early 20th century authenticity,” said David L. Picket, president of Gotham Organization.

Housed in the former PS51 elementary school, the Inkwell condominium re-contextualizes the turn-of-the-century architecture by taking inspiration from the building’s history and injecting it with luxurious modern touches. The 18 apartments feature custom door frames and transoms, complete with brass knobs and full-height library ladders on rails that operate along slides to reach ceiling-height custom cabinetry. Blackboards featured in the entryways and AvroKO-designed custom lighting and millwork are found throughout, including the residents' mailboxes in the lobby, a custom caged ceiling fan in the gym, entry closets in each apartment with extra storage compartments and bespoke light fixtures in the kitchens and bathrooms.

“Inkwell’s 13-foot ceilings and spectacular 10-foot windows are endemic of its distinctive architectural legacy,” said broker Lisa Lippman of Brown Harris Stevens Development Marketing. “The old-school charm - coupled with its luxurious finishes - is what makes Inkwell stand apart from anything else in the marketplace and has continued to attract strong interest.”

Inkwell building amenities include a gym with an outdoor lounge and bike and tenant storage.
