The Rudin Family, along with joint venture partner Eyal Ofer’s Global Holdings, announced todaythat Northwell Health, New York State’s largest health care provider and private employer,will soon establish a new community facility at The Greenwich Lane,a state-of-the-art, 199-unit condominium located between West 11th and West 12th streets on the east side of Seventh Avenue.
Northwell Health’s new lease encompasses 22,000 square feet on the 2nd and 3rd floors of 7 Seventh Avenue,designated by the City of New York to only be used for Community Facility use serving local residents. The facilitywill provide comprehensive primary specialty care services, including cardiology, gastroenterology, pulmonology, and ear, nose and throat care.
It is scheduled to open in 2018.
Situated at the former site of St. Vincent’s Hospital in the West Village, the Greenwich Lane is a collection of five buildings and five townhouses centered on a 14,000 square-foot courtyard. The complex is groundbreaking for its LEED-certified combination of historical restoration and new construction, created by celebrated architecture firm FXFOWLE.
According to Michael Rudin, Senior Vice President of Rudin Management Company, Northwell Health’s new community facility is situated in close proximity to the new Lenox Health Greenwich Village, which houses Manhattan’s first freestanding Emergency Department, and is located adjacent to the 14th Street 1/2/3 subway station, allowing for easy accessibility for on-the-go patients.
“We worked diligently with the entire Northwell team to create thisstate-of-the-art community facility to benefit the public,” Rudin said. “Northwell will be a great addition to the building and neighborhood, and we are proud to help expand on the services they already provide to the community.”
Northwell Health was represented in house by Candida Canizio in lease negotiations, while Rudin represented ownership in-house along with Tom Keating and Kevin Daly.
The new community facility at the Greenwich Lane follows several years of major redevelopment efforts at the site. In 2011, the Rudin and Ofer families donated the land and the 150,000 square-foot O’Toole Building, formerly of St. Vincent’s Hospital, to Northwell Health for the creation of a standalone emergency facility. The project also includes a 16,000-square-foot community park on the west side of Seventh Avenue between Greenwich Avenue and 12thStreet that includes the New York City AIDS Memorial.
The Greenwich Village practice is part of Northwell Health’s outpatient network that includes more than 550 facilities throughout Manhattan, Brooklyn, Queens, Staten Island and Long Island.
