Leasing Ramps-up at Exhibit: 65% of Apartments Rent within First Month on Market

Heller Organization’s Leasing Strategy for Luxury FiDi Development On Fulton and Cliff Streets Takes off Before Residents’ Doors Open

Within the first four weeks of its November 2017 opening, the Leasing Gallery at Exhibit at 60 Fulton received applications for 40 percent of the units, according to the Heller Organization, exclusive agent for the luxury rental. By the beginning of the year, more than 65 percent of the apartments had signed leases, with additional applications being processed. Residents have been moving into the studio-, one- and two-bedroom apartments.

The Heller Organization is also responsible for the building’s 6,000 square feet of ground level retail space. It features 20-foot ceiling heights and 120 feet of wraparound, all-glass frontage. The Heller team is now seeing offers from restaurants and retail businesses.

“The kind of activity we’ve been seeing from the very beginning is unprecedented for this time of year and truly speaks to the quality of the product,” says Adam Heller, President and CEO of the Heller Organization. “Exhibit was acclaimed from day one for its eclectic design, distinct amenities and sweeping views. Even before the leasing program began, there were many online inquiries.”

The glistening 23-story tower on Fulton and Cliff Streets, located two blocks from the Fulton Street subway hub and two blocks from the South Street Seaport, was attracting prospective residents while still shrouded by construction scaffolding and fencing. Its much-publicized 1970s/80s photographic art curated throughout the building, along with interiors bearing the Andres Escobar pedigree, brought curious apartment seekers early-on to its landing page, then website, months prior to the leasing office’s opening.

Prospective residents were impressed with the renderings and layouts, including some with separate home office space and split two-bedroom units. Seventy percent of the apartments feature private balconies or terraces, offering prospective residents a range of view options that include Manhattan, the Brooklyn Bridge and Hudson River. Italian kitchens by Stevali receive well-deserved acclaim for their unique rustic style.

Exhibit has received media accolades for its presentations of curated photographic art collections, which will be on permanent display throughout the lobby, corridors and amenity spaces. Two hundred fifty feet above Manhattan, the penthouse-level residents club designed by Andres Escobar is reflective of a Tribeca loft. “The Parlor” evokes a private club complete with custom billiards and poker tables, private storage for wines and spirits, and seating by rock& roll bespoke furniture designer Jimmie Martin of London. “The Lounge” is a tranquil space with deep-cushioned couches, central fireplace and 24-foot-high windows overlooking Manhattan and Brooklyn.

Andres Escobar has also created a penthouse-level “Residents Dining Club” with private dining room, demonstration kitchen, and wraparound adjoining terrace. A much larger, furnished landscaped terrace, adjacent to the Lounge features an outdoor fireplace, screening area, and unparalleled city vistas.

Lower level amenity spaces at Exhibit include a fitness center equipped with multiple Peloton Spin Cycle stations and private yoga room. Exhibit also offers bike storage, large laundry facilities, and oversized private resident storage rooms.

Designed for sophisticated living, the pet-friendly rental is also convenient to several recently or soon-to-be opened dining destinations, such as Augustine, Fowler & Wells, Blue Ribbon Federal Grill, and Nobu Downtown (Broadway and Fulton Street).
