Schultz closes fourth deal in a string of recent leases for the ice cream truck turned sweet shop sensation
Jaime Schultz, Managing Director, Lee & Associates NYC has arranged a 10-year lease at 1625 Second Avenue for the made-from-scratch artisan ice cream brand. Originally launched as a buttery yellow ice cream truck on the streets of New York City, Van Leuween now has ten stores in New York and Los Angeles.
The Upper East Side store is one in a series of locations that will be opening soon. The other stores will be located at 448 Amsterdam Avenue on the Upper West Side,45 Spring Street in Soho and 550 Vanderbilt Avenue in Brooklyn’s Prospect Heights neighborhood. On the wholesale side, Van Leeuwen ice cream is now available in 150 stores and the company is in the process of expanding their business to over 1000 stores nationwide. By the end of 2018, Van Leeuwen plans to have a robust wholesale presence in Texas, Florida and the Rocky Mountain region.
“Brooklyn as a brand is desirable and so are Brooklyn-based tenants,” explains Ms. Schultz, who has been named the master broker for Van Leeuwen Ice Cream’s nationwide expansion. “All of the product is made from scratch in Brooklyn’s Greenpoint neighborhood and the attention-to-detail is evident in the lines that stretch out the door at every location that’s opened.”
Located on a prime section of Second Avenue between East 84th and 85th Streets, the 800-square-foot space is only two blocks from the 4, 5 and 6 subway lines as well as one block from the Q train. Surrounding businesses include Elio’s, Hummus Kitchen and La Pulperia.
The landlord, Eames, was represented by Hal Shapiro of Winick Realty Group. Given current market conditions and the desirability of the tenant, the landlord offered increased concessions. Van Leeuwen will take occupancy on the Upper East Side in the summer of 2018.
