CBRE Announces Recent Manhattan Office Leasing Deals Under 35,000 Square Feet

CBRE announced today the firm’s latest under-35,000-square-foot office leasing transactions in Manhattan.

Tenant Representation

CBRE’s Tim Freydberg represented TheaterworksUSA in a 10-year lease renewal at 151 West 26th Street, comprising 17,610 square feet on the entire sixth floor. The owner, the Rosen family, was represented by David J. Koeppel and Brendan Dolan of Koeppel Rosen LLC, its leasing and managing agent.

CBRE’s Ken Rapp and Brendan Herlihy represented JAMS Inc. in a 15,490-square-foot expansion lease at 620 Eighth Avenue for part of the 16th floor. The term is ten years and owner Forest City Ratner Companies was represented by Benjamin Shapiro, Andrew Sachs and Bill Levitsky of NKF.

CBRE’s Zachary Price and Adam Leshowitz represented Earthjustice in a 14,518-square-foot expansion lease for the entire 15th floor at 48 Wall Street. The term is ten years and owner 48 Wall LLC was represented in-house by Bryce MacDonald.

CBRE’s Sacha Zarba and Alice Fair represented Industrious in a 14,484-square-foot expansion for part of the 14th floor at 215 Park Avenue South. Owner SL Green Realty Corporation was represented in-house by Howard J. Tenenbaum and Gary M. Rosen.

CBRE’s Silvio Petriello, Benjamin Friedland and Jeff Fischer represented Knighthead Capital Management in a 12,750-square-foot renewal at 1140 Avenue of the Americas for the entire 12th floor. Owner American Realty Capital NYC, Inc. was represented by Harlan Webster, Clark Finney and Frank Doyle of JLL.

CBRE’s Emily Jones and Alex D’Amario represented The Make-A-Wish Foundation in a 10,914-square-foot sublease at 500 Fifth Avenue for the entire 29th floor. Sublandlord Kanematsu was represented by Joshua Friedman, Scott Gutnick and Tatsuru Kono of NKF.

CBRE’s Brad Auerbach, Ariel Ball and Lauren Crowley Corrinet represented Grace Beauty, LLC in a 7,466-square-foot renewal at 1140 Avenue of the Americas for the partial 16th floor. Owner American Realty Capital New York City, Inc was represented by Harlan Webster, Clark Finney and Frank Doyle of JLL.

CBRE’s Matthew McBride and Tim Freydberg represented Melody Capital in a 6,916-square-foot renewal at 717 Fifth Avenue for part of the 12th floor. Owner Anbang Insurance Group was represented by Jonathan Fales, Myles Fennon, Pierce Hance and Elisa Larson of C&W

CBRE’s Jesse de la Rama and Mark Ravesloot represented Mandarin Oriental Management Inc. in a 6,848-square-foot lease at 888 Seventh Avenue for the part of the fifth floor. Owner Vornado Realty Trust was represented in-house by Jared Solomon.

CBRE’s James C. Ackerson, James Einstein and Craig Reicher represented Hale & Hearty Soups, LLC in a 5,849-square-foot lease at 90 Broad Street for part of the 12th floor. Owner Princeton International Properties was represented by Edward DiTolla, Scott Cahaly and Kyle Young of JLL.

CBRE’s Jared London represented Fuze Technologies in a 5,744-square-foot lease at 381 Park Avenue South for part of the 14th floor. Owner Atco Properties was represented in-house by John Cinosky and Peter Goldich.

Landlord Representation

CBRE’s Mary Ann Tighe, Howard Fiddle, Evan Fiddle and Evan Haskell represented owner Forest City Ratner Companies in a 32,623-square-foot lease expansion for the entire 44th floor with Covington & Burling at 620 Eighth Avenue. The tenant was represented by Savills Studley.

CBRE’s James C. Ackerson, Paul J. Amrich and Neil King represented owners Rockpoint Group LLC in a 20,756-square-foot lease with Live Nation Worldwide, Inc. at 412 West 15th Street for the entire second and third floors. The tenant was represented by Chris Mongeluzo and Eric Zemechson of NKF.

CBRE’s Michael Liss, Anthony Manginelli and Paul Myers represented sublandlord S&P Global in a 9,466-square-foot sublease with Judlau Contracting Inc. at 2 Penn Plaza for part of the 22nd floor. The tenant was represented by Ted Spiegel of Spiegel Real Estate.

CBRE’s Cara Chayet, Sarah Pontius, Ken Rapp, Zak Snider and Peter Turchin represented owner Brookfield Properties in a 10-year, 8,014-square-foot lease with AMP Capital Investors Ltd at 1114 Avenue of the Americas for part of the 16th floor. The tenant was represented by Laurence Carrol and John Fitzsimons of C&W.

CBRE’s Paul J. Amrich, Georgina Cook, Emily Jones and Patrice Meagher represented owner Tamares Realty in a 6,643-square-foot lease renewal with China Daily at 1500 Broadway for part of the 28th floor. The tenant was represented by Joseph Hilton of MHP Real Estate Services.

Dual Representation
