South American Architecture Offers Tenants a Unique, Low-Rise Luxury Living Experience

Sales have launched at Corte, a new luxury condominium with an emphasis on outdoor space that is located at 21-30 44th Drive in Long Island City’s Court Square neighborhood. As a nod to the project’s Argentinian roots and Buenos Aires’ signature low-rise buildings, the 85-unit building stands just eight stories high and extends 250 feet long. Designed with expansive terraces and floor-to-ceiling windows, residents at Corte have panoramic, unobstructed Manhattan views.

Studio- to three-bedroom homes at Corte range in price from the mid-$500,000s to $3 million and move-ins will begin in summer 2019. Leading Long Island City brokerage firm Modern Spaces will exclusively handle marketing and sales for Corte. The mixed-use project also features 16,000 square feet of ground-floor retail space, which will further enhance the neighborhood’s blossoming streetscape. National retail specialists Winick Realty Group will handle the retail leasing.

 Planet Partners, a South American real estate development company, purchased the site and originated the project, setting into motion a joint venture with SK Development, CB Developers and Ironstate Development (CBSK Ironstate) to co-develop a modern project with a low-rise design, a departure from the area’s typical high-rise buildings.

A collaboration between Tristan Dieguez and Axel Fridman of Argentinian-based firm, Dieguez Fridman Arquitectos & Asociados, and New York-based firm, Beyer Blinder Belle, Corte’s façade is characterized by its sleek, modern design. The floor-to-ceiling Wicona-Italian glass curtain walls reflect neighboring buildings, honoring the local architecture while adding a distinctly Argentinian style to the building’s individualistic appearance. The asymmetrical design breaks up the typical long, flat exterior surface by ‘cutting’ diagonal lines with jewel box-style units and spacious terraces that jut from the building, adding the luxury of unobscured views of the Manhattan skyline. 

Residences at Corte are appointed with high ceilings, hardwood floors and in-unit washer and dryers. Gourmet kitchens feature Miele appliances, including marble-clad countertops, waterfall islands and wood cabinetry, offering Manhattan-level finishes in the bustling yet intimate neighborhood.

Designed to make urban living simple, sophisticated and inspiring, the development will feature an extensive amenity package, including a 24-hour concierge, a fully-equipped fitness center and a resident’s lounge, which opens to an outdoor courtyard that is anchored by a mature tree.
