SMCP Brands Signs Lease with EQ Office to Relocate North American HQ & Showroom to 44 Wall Street

4/8/19

EQ Office today announced that SMCP Brands signed a new 17,337-square-foot lease at 44 Wall Street, its 24-story modernized office tower in the heart of Manhattan’s Financial District. Under the 10-year lease, the company will move its North American headquarters and showroom from 10 Crosby Street to the entire 12th floor of 44 Wall in the fourth quarter of 2019, following a buildout of the space by EQ Office.

With three distinct contemporary fashion brands – Sandro, Maje and Claudie Pierlot – SMCP’s ambition is to become the global leader in accessible luxury. Founded in Paris, SMCP has a presence on five continents and operates from 1,400 points of sale worldwide.

“The iconic brands behind SMCP all possess an entrepreneurial legacy, and this passion has driven the company’s impressive growth throughout the world,” said Scott Silverstein of EQ Office. “We are pleased to welcome the company to 44 Wall’s growing tenant roster.”

Stephen Gordon, who along with Newmark Knight Frank colleague Nathan Kropp represented SMCP, adds: “SMCP sought world class office space in a dynamic neighborhood and found exactly that at 44 Wall Street. Their lease is representative of Lower Manhattan’s shift to a more diverse tenancy that includes nearly 9 million square feet of transactions with fashion and creative tenants.”

EQ Office recently completed a repositioning program to transform the historic building into a premium office destination in the center of a resurgent Downtown. In addition to the construction of multiple pre-built floors, improvements at the 350,000-square-foot tower include a revitalized lobby featuring artwork by famed New York City street artist Hellbent, which landed the tower on the Architectural Digest list of “The 12 New York City Office Buildings with the Most Incredible Artwork.”

Since acquiring 44 Wall in June 2016 and embarking on the building’s improvement program, EQ Office has attracted a number of creative and technology companies to the tower. Just weeks ago, EQ Office announced the signing of a lease with marketing technology company Contently, which will relocate its headquarters to 44 Wall later this year. Other notable creative tenants at the tower include GameChanger, a tech company that produces a leading digital scorekeeping app; Joan Creative, a trailblazer in the field of modern brand building; Giant Spoon, a ground-breaking advertising agency; and OnePlus, a global mobile technology company and smartphone manufacturer.

EQ Office was represented in-house by Mr. Silverstein, as well as by Zachary Price, Michael Rizzo, Jeffrey Fischer, and Caroline Merck of CBRE. SMCP was represented in the transaction by Mr. Gordon and Mr. Kropp of Newmark Knight Frank.
