Location is in the Emerging Brooklyn and Queens Adjoined Neighborhood of Ridgewood-Bushwick — Targeted as New York’s Next Innovation Hub

Hornig Capital Partners and Brickman, owners of the Box Factory in the adjoining Ridgewood, Queens, and Bushwick, Brooklyn, sections of New York, today announced 3DEN Lounge as its newest tenant in its rehabilitated 64,000-square-foot building. The presence of the amenity workspace lounge represents the Box Factory’s ongoing commitment to developing the next urban innovation hub for New York City’s artists, designers and hi-tech entrepreneurs.
3DEN (pronounced “Eden” — www.goto3den.com) joins Pirate as another creative space that welcomes guests to a building designed for collaborative, out-of-the-box thinking. 3DEN’s combination respite, work and wellness sanctuary, accessible via a phone app, is a place where people can gather in a congenial environment that follows federal- and state-mandated public health guidelines. 3DEN’s 4,000-square-foot lounge will be available at a per-hour rate or through a monthly membership fee and is open daily from 10 AM to 7 PM.
Launching a new workspace during COVID-19 is a strategic decision for the new work-lifestyle company. As Ben Silver, 3DEN’s chief executive officer, puts it: “People are going stir-crazy in their apartments, and they are looking for a new workspace and place to be other than home. 3DEN is the perfect solution for many people who are tired of working from home and need a place to connect, network and work where they can feel safe.”
Rediscovered Area Conducive to Work and Play
The Box Factory owners targeted the Brooklyn-Queens border as an area fast becoming the city’s next affordable go-to business and residential zone. Dubbed Ridgewick — a portmanteau of Ridgewood and Bushwick — the location has begun attracting start-ups, studios, eateries and design labs looking for a cool, reasonably priced city environment. The Decatur Street building, a former box factory that Hornig Capital Partners and Brickman developed in 2017 and repurposed as elegant retail and commercial suites, reflects the growing popularity of large mixed-use complexes that accommodate offices, retail shops and food courts in reinvented industrial spaces.
The Next Innovative Artistic Hub
With tenants such as 3DEN Lounge and Pirate, the Box Factory aims to be the social and entrepreneurial anchor in a neighborhood more affordable than Manhattan’s Silicon Alley or Brooklyn’s Williamsburg. The building’s co-owners embrace a “follow the artists” mindset. “We’re of the firm belief that artists and other innovative types are always going to look for great affordable and creative environments,” says Daren W. Hornig, managing partner, Hornig Capital Partners. “Silicon Alley and Williamsburg have become too pricey. For creative people and for us, Ridgewick is the next stop.”
Says Hornig, “3DEN’s joining the Box Factory is going to be a major value-add to the creative ambience of Ridgewick.”
With a spacious floor plan, outdoor space and elevator-staircase options, the Box Factory easily adheres to exacting safety standards — always critical, but never more so than during the current public health crisis. The 3DEN Lounge undergoes daily cleaning and observes state and federal public health, safety, and social distancing guidelines. Sanitization units are available so that people can self-clean their devices.
