In a transaction arranged by CBRE, The Arc of Hunterdon County inked a 22,000sq.ft. office lease at 53 Frontage Road in Hampton, New Jersey. The non-profit, social services organization will house its operations within the 277,000sq.ft. property owned by Shelbourne Global Solutions, a privately held company headquartered in New York City.
CBRE’s John Goodwin negotiated the long-term lease on behalf of the tenant, who plans to occupy their new space in April 2020.Mr. Goodwin has previously represented other companies within the Arc’s industry with similar requirements.
“It was a pleasure working on behalf of this organization that has benefited Hunterdon County for 65 years,” said Mr. Goodwin. “We negotiated a strong economic deal for new office space within a great building that will accommodate the nonprofit’s expansion for years to come.“
The lease negotiations involved a buyout of part of an existing tenant’s lease as well as converting a portion of the cafeteria to create space for The Arc’s day programs, which will be separated from the rest of the building.CBRE was able to secure additional space to accommodate their growth in a flight-to-quality scenario at a lower price per square-foot.
Jeff Mattison, The Arc’s Executive Director, noted that “The new space offers our agency an opportunity to grow within an inviting and wholesome environment. The individuals that we support will undoubtedly thrive in this new setting which offers a number of attractive amenities.”
The Arc of Hunterdon County is committed to a person-centered philosophy in serving individuals experiencing intellectual and developmental disabilities, along with their families, to foster a lifestyle that reflects the needs, goals and desires of the person.
