CBRE Arranges Two Leases Totaling 63,000 SF at Trinity Centre

Johannes Leonardo Inks 52,400 SF Office Lease; Signature Bank Expands to 10,600 SF

CBRE announced today that advertising agency Johannes Leonardo and full-service commercial bank Signature Bank have inked new leases at Capital Properties’ Trinity Centre at 111-115 Broadway, totaling more than 63,000 sq. ft. Capital Properties closed on a lease with Johannes Leonardo for the triplex space at 115 Broadway for the entire 20th – 22nd floors in addition to a new 11,000 sq. ft. agreement with Signature Bank for part of the ninth floor of 111 Broadway.

The CBRE team of Adam Foster, Brad Gerla, Adam Leshowitz and Mike Rizzo represented the building ownership in the negotiations. The asking rent for the space was $58 per sq. ft. Johannes Leonardo and Signature Bank plan to move to the new space in July 2020.

According to Foster of CBRE, “These new leases are a testament to ownership’s meticulous repositioning of 111-115 Broadway to achieve best-in-class status. In addition to their premier central location, the buildings have just benefited from the completion of a $40 million renovation, which includes new windows, a completely restored façade and the installation of a dramatic exterior LED lighting scheme. These initiatives were all conceived, championed and implemented by Capital Properties’ Executive Vice President, Hani Salama.”

Johannes Leonardo, an advertising agency founded in 2007 and one of Ad Age’s A-List Agencies to Watch, will occupy 52,409 sq. ft. at the former home of the Lawyers’ Club of New York, which features a duplex with double-height ceilings, stained glass windows and ornate architectural details by renowned architect Frank Gehry.

New York-based Signature Bank, which was recently named one New York’s Most Successful Banks by Crain’s New York Business, previously occupied 1,800 sq. ft. of office space at 111 Broadway. The financial institution will now be expanding its operation to 10,600 sq. ft. of prime office space.

Trinity Centre is comprised of two, 22-story office buildings, with a total of approximately one million square feet, located in the Financial District of Downtown Manhattan. Constructed in 1905, the buildings are renowned as historically significant landmarks whose architectural details have been restored inside and out. Trinity Centre offers corporate tenants state-of-the-art infrastructure and technology, with electrical, mechanical and telecommunication systems upgraded to meet the demands of tomorrow.
