Hungry Ghost Sweet Polly Expand Brooklyn Presence at RXR Realty’s 475 Clermont

RIPCO Real Estate Leads Transaction on Behalf of RXR, Bringing Popular Brooklyn-Based F&B Concepts to 475 Clermont

RIPCO Real Estate (RIPCO) today announced that New York City coffee chain Hungry Ghost Coffee and Brooklyn cocktail lounge Sweet Polly signed a 2,000 square foot lease to open a shared location at RXR Realty’s 475 Clermont, a luxury residential building located at the nexus of Clinton Hill and Fort Greene. RIPCO’s Jason Pennington, Benjamin Weiner and Jessica Hedrington represented RXR in the 10-year lease, while Winick Realty Group’s Daniel DePasquale and Thomas Caliendo represented Hungry Ghost and Sweet Polly.

Hungry Ghost, which currently has 13 locations open throughout Brooklyn and Manhattan, and Sweet Polly, whose sole location is in Prospect Heights, Brooklyn, are slated to open together at 475 Clermont in mid-2020. The coffeeshop will serve the brand’s signature coffees, teas and baked goods and lead to an entrance to the speakeasy-themed cocktail lounge serving craft cocktails and light bites. The shared space is conveniently located near the building’s three residential entrances, making it an ideal morning and evening stop for residents and passersby.

“The location will blend the hip, Brooklyn-born Hungry Ghost aesthetic with Sweet Polly’s mature, cozy-chic vibe, bringing together the best in bespoke New York City food-and-beverage offerings,” said Mr. Uyaroglu, who will leverage the design expertise of Lisa Galano, owner of Lisa Galano Design,

to bring the new shared space to life. While Hungry Ghost will retain the first-come, first-served seating policy of its other locations, Sweet Polly will accept reservations seven nights a week.

Approximately 15,000 square feet of retail space remains available for lease at 475 Clermont. RIPCO is pursuing other lifestyle retailers for the property to join Hungry Ghost, Sweet Polly and Fitness Factory, which signed an 18,000-square-foot lease to serve as the property’s retail anchor in mid-2020.

475 Clermont, which rises 12 stories and includes 363 spacious units ranging from studios to two-bedrooms, was designed by Aufgang Architects, with interiors by Durukan Design. The building features a 24-hour attended lobby with custom artwork by Mr. Brainwash; landscaped courtyard featuring a 90-foot custom mural by artist Mona Caron; business center; indoor/outdoor children’s playroom; indoor/outdoor fitness center; yoga studio; pet spa; and rooftop terrace and lounge featuring an outdoor movie screen, grilling stations, dining areas, bocce court and game tables. Private resident storage, bike storage and onsite parking are available.
