JLL Completes 4 Retail Leases Totaling 18,809 SF in New Jersey

Stumpy’s Bergen, Ivy Rehab, PJ’s Coffee and Custom Ink each open new stores throughout the Garden State

JLL has completed four retail leases, totaling 18,809 square feet, for retailers in New Jersey. Stumpy’s Bergen LLC opened a new store in Upper Saddle River, Ivy Rehab Physical Therapy established a new facility in Gillette, PJ’s Coffee of New Orleans leased a new store in Newark, and Custom Ink LLC opened a new location in Westfield.

Stumpy’s Bergen LLC, a subsidiary of Stumpy's Hatchet House LLP, completed a five-year lease for 14,194 square feet for a new location at 107 Pleasant Avenue in Upper Saddle River. This is Stumpy’s first Bergen County store and the company’s sixth location in New Jersey, including Eatontown, Delran, Fairfield, Green Brook and Princeton. The company opened its Upper Saddle River location, the company’s biggest site yet and the largest axe throwing venue in the country, in September 2019. The firm joins The Gravity Vault as co-tenant at the building. Conor Ryan and Ryan Bednarski, associates, both with JLL, represented Stumpy’s Bergen. Samuel Bernhaut, first vice president, and Nicole Nannola, associate, with CBRE Inc. represented building owner Northbound Real Estate LLC.

Ivy Rehab Physical Therapy, a division of Ivy Rehab Network, signed a seven-year lease for 2,300 square feet of space for a new location within Valley Mall, 977 Valley Road, in Gillette, N.J. This is the 73rd site in New Jersey for the network of outpatient physical, occupational, speech therapy facilities. Ivy Rehab joins King’s, HomeGoods, T.J. Maxx, Old Navy and Famous Footwear at Valley Mall. Marta Villa, senior vice president, with JLL represented building owner Croman Development Corp. The tenant was represented locally by Donovan Realty, along with Corey Taber of Equity LLC in Ohio.

PJ’s Coffee of New Orleans secured a 10-year lease for 1,315 square feet of space for a new location at One Theater Square, 2 Center Street, in Newark, N.J. The specialty coffee shop features coffee, teas and pastries hailing from New Orleans. The company is opening its third location in New Jersey, and joins Swahili Village, a full-service, Kenyan-themed restaurant, and Tai Chi, a fast casual Asian restaurant, at 2 Center Street. Marta Villa, and Blake Shanaphy and Conor Ryan with JLL represented the building owner. The tenant was represented by Alyson Horbach, vice president, with Ripco Real Estate LLC and Spencer Bowman, commercial advisor, with Resolut RE, a division of Reliance Retail LLC.

CustomInk LLC inked a five-year lease for 1,000 square feet of space for a new Custom Ink store at 126 Central Avenue in Westfield. This is the leader in custom apparel’s second New Jersey store, and the company joins Warby Parker and Bareburger as co-tenants at the new location. Conor Ryan, associate, with JLL represented the tenant. The building owner, Gator Investments, was represented in-house.
