Architectural firm Fogarty Finger Architecture Selected to Reimagine and Modernize the Lobby and Entrances at the 1.2M SF Property
The Rudin Family, one of New York City’s largest private owners, operators and developers of first-class real estate, announced a major redesign and renovation of the lobby at 80 Pine Street in Lower Manhattan.
Rudin has commissioned renowned architectural firm Fogarty Finger Architecture to design a new, modernized ground floor lobby and entryways at the 1.2 million square foot office tower, which occupies the full block located between Pearl and Water streets, just steps from the Seaport District. The reimagined lobby can provide a building within a building opportunity for a major tenant.
The ground floor exterior will feature new storefronts with decorative glass curtain walls and state of the art LED lighting. Fogarty Finger’s design will brighten the space with fresh white terrazzo flooring with warm, white oak paneled walls cladding and contemporary plaster-finished ceilings throughout. The space also features bespoke architectural metal and glasswork, including exterior fritted glass and interior bronze-mirrored fritted glass and backlit feature walls.
The scope of the work will also include a custom white oak and marble clad concierge desk, all new energy efficient LED lighting throughout and new elevator cabs. In addition, a strong focus was also placed on the health & wellness of tenants, including upgraded security elements with touch-free access points and the addition of advanced air filtration technology. A significant part of the lobby on the Pearl Street side of the building will be open by the end of the year.

“Moving away from the original travertine lobby, the new design draws on a warmer version of the mid-century International Style, featuring materials such as finished wood walls and a lighter terrazzo floor,” said Robert Finger, Founding Partner of Fogarty Finger Architecture. “The finished product will be an inspired update with timeless appeal, designed to attract and retain a diverse group of tenants.”
The renovation project is being done in concert with Rudin’s recently launched leasing and marketing campaign. Rudin has retained a team from Jones Lang LaSalle, led by Frank Doyle, Alexander Chudnoff, Peter Riguardi, John Wheeler, Eliza Akers and Kyle Young, to assist in its effort to identify, market and lease the building to prospective tenants. Contiguous floorplates of up to 60,000 square feet each, with a total of 800,000 square feet available, offers large tenants the opportunity to brand and outfit an entire headquarters space. Private terraces are available on select office floors, and dedicated indoor and outdoor amenities will be located on the 22nd and 23rd floors.
Situated near the East River waterfront, 80 Pine Street offers 360-degree views from the tower floors across the East River bridges, Brooklyn, Governors Island and New York Harbor. The area features a wide variety of shops and restaurants, and the brand new concert center at Pier 17. It offers easy access to the 2, 3, 4, 5, J and Z subway lines, the Staten Island Ferry and the NYC Ferry, as well as a bike valet and parking garage in the building.
