JLL has completed a 25,795-square-foot lease at 711 Stewart Avenue in Garden City, NY, on behalf of ProPhase Diagnostics, Inc., a CLIA laboratory business that offers test processing services for COVID-19 and other respiratory pathogens. The tenant has signed a long-term lease with property owner BenedictRealty Group.

ProPhase Diagnostics, Inc. aims to process 50,000 tests per day at the new facilityand will recruit and hireas many as 100 technical staff to operate the new lab.

Benedict Realty Group owns and manages a real estate portfolio of over 6,500 apartment units and 750,000 square feet of commercial space along the East Coast with a commercial leasing focus on health care tenants. At present, BRG’s health care tenants include, among many others, Northwell Health, Greenwich Hospital, Stamford Hospital and Rhode Island Hospital.

The property is ideally located directly next to the Roosevelt Field Mall off the Meadowbrook State Pkwy in close proximity to the Northern State Parkway and the Long Island Expressway, and offers convenient access to parking.

The tenant was represented by Max Omstrom, vice president with JLL. The owner was represented by Kyle Crennan and Joseph Lopresti, executive vice presidents,also with JLL.
